Industries We Serve, With a Specialty in Construction, Manufacturing & Real Estate

Introduction

With 30+ years of tax expertise, Freese, Peralez & Associates built our practice around a specialty: multi-entity businesses in construction, manufacturing & distribution, and real estate development. These industries carry complex entity structures, layered tax credits (R&D, IC-DISC, cost segregation, energy efficiency), and succession and exit-planning needs that a generalist accountant often misses; that's where we do our deepest work.

We also serve clients across other industries, from oil and gas to private equity, bringing the same boutique, partner-level attention. Unlike a Big 4 firm, we operate like a financial concierge: fewer clients, more attention, and direct access to the professionals actually doing your work.

Our Core Specialties

Construction

Construction is one of our core specialties, and where we have the deepest bench experience. We work with general contractors, subcontractors, and developers whose operations span multiple related entities, separate LLCs per project, joint ventures with other contractors, or equipment and holding entities layered on top of the operating company. That structure creates real tax complexity: job-cost accounting has to tie out across entities, long-term contract accounting affects timing of income recognition, and bonding and surety requirements often shape how entities get structured in the first place.

Beyond compliance, we look for savings most construction companies leave on the table, R&D tax credits for process and estimating improvements, energy-efficient building credits for qualifying projects, and multi-state apportionment planning for contractors working across state lines. And because construction businesses are often family- or founder-built, we build succession and exit strategies early, so a transition or sale doesn't trigger a tax event that better planning could have avoided.

Manufacturing & Distribution

Manufacturing and distribution is one of our core specialties, with particular depth in two credits most CPA firms underuse: R&D Tax Credits for process and product development, and IC-DISC structuring for exporters, a strategy that can meaningfully reduce the effective tax rate on export income, but only if the entity is set up correctly from the start.

For multi-entity manufacturers a production entity, a distribution entity, sometimes a separate real estate or equipment-holding entity we coordinate tax positions across all of them so a strategy in one entity doesn't create a problem in another. That includes inventory accounting methods, cost segregation on facilities and equipment, and multi-state nexus planning as you sell and ship across state lines. As you scale, we keep the entity structure and tax strategy scaling with you.

Real Estate

Real estate development is one of our core specialties, covering the full lifecycle from acquisition and development through management and disposition. Most real estate clients we work with operate across multiple entities by design, a separate LLC per property or project, joint ventures with capital partners, holding companies above them, and we structure and coordinate tax strategy across that entire stack, not just entity by entity.

Our most-used tools here are cost segregation studies, which accelerate depreciation on qualifying property components and materially improve near-term cash flow, and energy-efficient tax credits for developers and owners of qualifying buildings. We also plan around 1031 exchanges, partnership and joint venture structuring, and the tax implications of refinancing or restructuring debt across a multi-entity portfolio.
